Modified Bitumen is a roofing membrane which gained popularity in the 70's and has been used for over 50 years on low slope or flat roofs, primarily on commercial applications and replaced the old Build-up Roofing (BUR) systems.

Modified Bitumen falls into two varieties; APP membranes (Atactic Polypropylene Membranes), commonly nicknamed "plastic asphalt" and SBS Membranes (styrene-butadiene-styrene) also referred to as "elastic" or "rubberized" asphalt.

SBS is a great option for high wind areas and extreme temperature changes which causes expansion and contraction of roofs.
